Permit-ready electrical, plumbing, HVAC and fire-protection drawings for Miami and Miami-Dade County, with High-Velocity Hurricane Zone and flood-zone details built in. 100% remote: plans by upload, questions by Zoom or WhatsApp.
Cover Sheet
Miami follows the statewide Florida Building Code, including its High-Velocity Hurricane Zone (HVHZ) provisions.
Miami-Dade and Broward are the two counties inside Florida's High-Velocity Hurricane Zone, so MEP drawings here need stricter wind anchorage and product-approval details than elsewhere in the state. The Florida Building Code, 8th Edition, is in force, with the 9th Edition scheduled to replace it.

What's Included
It depends on your project and your AHJ — we check before you pay.
Most commercial MEP drawings in Miami-Dade need a Florida PE seal, and HVHZ anchorage details are often engineer-sealed. Some residential work is exempt.
Engineers who seal drawings in Florida are licensed by the Florida Board of Professional Engineers (FBPE). If your project needs sealed MEP drawings, we confirm during scoping whether a Florida-licensed engineer can seal your discipline and scope, and we put that in writing in your quote. If we can't arrange the seal for your project, we tell you up front, so you can have your own engineer of record review and seal the set. You never pay for drawings you can't submit.
