Home/Georgia/Codes in Force

Which codes apply to MEP drawings in Georgia?

Georgia enforces statewide minimum construction codes, adopted by the Department of Community Affairs.

Georgia's State Minimum Standard Codes apply statewide. They are International Codes and the National Electrical Code with Georgia amendments, adopted by the Georgia Department of Community Affairs (DCA). An updated set of mandatory codes and Georgia amendments took effect on January 1, 2026. Local governments enforce them and may add local amendments that DCA reviews.

  • Building & residential — IBC and IRC with Georgia amendments
  • Electrical — NEC with Georgia amendments
  • Plumbing — IPC with Georgia amendments
  • Mechanical & fuel gas — IMC and IFGC with Georgia amendments
  • Energy — the Georgia State Minimum Standard Energy Code, based on the IECC with Georgia supplements
  • Fire — fire and life-safety requirements from the Georgia Safety Fire Commissioner for applicable occupancies

Because the 2026 update is recent, some reviewers are still adjusting to it. We cite the current Georgia editions on your sheets so there's no question which code the set was designed to.

Home/Georgia/Jurisdictions

Georgia cities and counties we prepare drawings for

Statewide codes, but every county and city runs its own permit office.

  • Atlanta — City of Atlanta Office of Buildings, Department of City Planning
  • Fulton, DeKalb, Cobb & Gwinnett counties — county development and permitting departments for unincorporated metro Atlanta
  • Savannah & Chatham County — City of Savannah Development Services and Chatham County Building Safety
  • Augusta — Augusta Planning & Development
  • Columbus — Columbus Consolidated Government Inspections & Code
  • Macon, Athens, Alpharetta, Sandy Springs & Roswell — plus every other Georgia city and county

Metro Atlanta has dozens of separate cities. Sandy Springs, Alpharetta and Roswell each review independently from Fulton County, so we confirm the exact AHJ for your address.

What Georgia plan reviewers look for

What Georgia plan reviewers commonly ask for on MEP sets.

  • Energy code documentation — Georgia's energy code includes state-specific supplements, so we document duct leakage, insulation and equipment efficiency to Georgia's version, not the generic IECC.
  • Humidity and ventilation — Georgia's hot-humid climate makes mechanical ventilation and dehumidification a frequent review topic.
  • HVAC load calculations — Manual J/S/D for residential systems across Georgia's climate zones 2 to 4.
  • Electrical service and EV loads — NEC Article 220 load calculations and panel schedules, including EV chargers and heat pumps.
  • Commercial tenant build-outs — restaurant and retail build-outs in metro Atlanta need coordinated kitchen exhaust, grease interceptor and electrical drawings.

Home/Georgia/PE Stamping

Do Georgia MEP drawings need a PE stamp?

It depends on your project and your AHJ — we check before you pay.

Georgia requires drawings for most commercial buildings to be sealed by a Georgia-registered design professional. Many one- and two-family residential projects can be permitted without a seal. The threshold depends on occupancy, size and your local building official.

Engineers who seal drawings in Georgia are licensed by the Georgia State Board of Registration for Professional Engineers and Land Surveyors. If your project needs sealed MEP drawings, we confirm during scoping whether a Georgia-licensed engineer can seal your discipline and scope, and we put that in writing in your quote. If we can't arrange the seal for your project, we tell you up front, so you can have your own engineer of record review and seal the set. You never pay for drawings you can't submit.

Home/Georgia/Process & Turnaround

How the Georgia permit drawing process works

Fixed price and delivery date, confirmed in writing before we start.

  1. Free consultation — tell us about the project, the address and the permit office.
  2. Send your plans — architectural floor plans in PDF or DWG (sketches work for small residential jobs).
  3. Code check & fixed quote — we confirm the code editions and submittal checklist your Georgia AHJ uses, then send a fixed price and timeline.
  4. Drafting & your review — residential sets usually take 5–7 business days, light commercial 7–14. You mark up, we revise.
  5. Submittal & plan-review comments — you get PDF and DWG files ready to upload; if the reviewer issues comments, we revise the drawings at no extra charge until approval.

Home/Georgia/FAQ

Georgia MEP permit drawing FAQ

Which codes does Georgia use?
Georgia enforces statewide minimum codes, the International Codes and NEC with Georgia amendments, adopted by the Department of Community Affairs. A new set of mandatory codes and amendments took effect on January 1, 2026.
Do Georgia MEP drawings need a PE stamp?
Most commercial projects need sealed drawings from a Georgia-registered professional. Many residential projects don't. We confirm your project's requirement before quoting.
Do you prepare drawings for Atlanta restaurant and retail build-outs?
Yes. We prepare coordinated electrical, plumbing, mechanical and kitchen-exhaust drawings for tenant improvements in Atlanta and surrounding cities.
Is Georgia's energy code different from the IECC?
Yes. Georgia uses the IECC as a base but adds state supplements and amendments, so energy documentation needs to follow the Georgia version.
How long does it take to get Georgia MEP permit drawings?
Usually 5–7 business days for residential and 7–14 for light commercial after complete architectural plans.
Do you serve Savannah and coastal Georgia?
Yes. We prepare drawings for Savannah, Chatham County and coastal jurisdictions, including flood-zone equipment elevation where it applies.
