Home/Colorado/Codes in Force

Which codes apply to MEP drawings in Colorado?

Colorado mixes local building codes with statewide electrical, plumbing and energy requirements.

Most Colorado cities and counties adopt their own building, mechanical and energy codes. Electrical and plumbing are different: the State Electrical Board and the State Plumbing Board set statewide minimums. Colorado law also requires local governments that update their codes to meet state minimum energy standards, including electric-ready and solar-ready provisions, which has pushed many jurisdictions onto newer, stricter energy codes.

  • Building & residential — IBC and IRC adopted locally; Denver enforces the Denver Building and Fire Code
  • Electrical — NEC adopted statewide by the State Electrical Board, with local enforcement in many cities
  • Plumbing — Colorado Plumbing Code (IPC-based) adopted statewide by the State Plumbing Board
  • Mechanical & fuel gas — IMC and IFGC adopted locally
  • Energy — IECC adopted locally, with state minimums and electric-ready and solar-ready requirements

Denver, Boulder and several Front Range cities have also adopted local energy and electrification requirements that go beyond the state minimum. We check your city's ordinance before designing gas equipment.

Colorado cities and counties we prepare drawings for

From Denver to the mountain towns, every AHJ adopts its own editions.

  • Denver — Community Planning and Development, Development Services, enforcing the Denver Building and Fire Code
  • Colorado Springs & El Paso County — Pikes Peak Regional Building Department (PPRBD), which serves the city and county
  • Aurora — Building Division, Planning & Development Services
  • Fort Collins — Building Services, Community Development & Neighborhood Services
  • Boulder — Planning & Development Services, with Boulder's energy and electrification requirements
  • Lakewood, Thornton, Arvada, Westminster & Pueblo — plus mountain communities and every other Colorado jurisdiction

Colorado Springs and El Paso County share one regional building department, PPRBD, which has its own code adoptions and submittal standards. We format Springs-area sets to match.

What Colorado plan reviewers look for

What Colorado plan reviewers focus on.

  • Electric-ready and solar-ready provisions — circuits, panel space and conduit for future heat pumps, EV chargers and solar PV, shown on the electrical drawings.
  • Cold-climate HVAC sizing — Manual J/S/D across climate zones 5 to 7, with heating-dominated loads in the mountains.
  • High-altitude equipment — gas appliance derating and combustion-air details at elevation.
  • Energy compliance — documentation to your city's IECC edition and local amendments.
  • Snow and freeze protection — protecting outdoor equipment, condensate and piping from snow and freezing.

Home/Colorado/What's Included

What's in a Colorado MEP permit set

Every discipline your permit needs, drawn to the code your AHJ enforces.

  • Electrical — power and lighting plans, panel schedules, load calculations and single-line/riser diagrams (NEC as adopted in Colorado)
  • Plumbing — fixture layouts, water supply sizing, DWV isometrics and gas piping (Colorado Plumbing Code)
  • HVAC / mechanical — duct layouts, equipment schedules, ventilation and Manual J/S/D load calculations (IMC as adopted locally)
  • Energy compliance — IECC compliance as adopted locally, electric-ready and solar-ready provisions, and Manual J/S/D calculations
  • Fire protection — sprinkler layouts, hydraulic calculations and fire alarm plans (NFPA 13/13R/13D, NFPA 72) where your project needs them

Home/Colorado/PE Stamping

Do Colorado MEP drawings need a PE stamp?

It depends on your project and your AHJ — we check before you pay.

Colorado requires sealed drawings from a Colorado-licensed professional engineer or architect for most commercial projects. Many single-family remodels and additions can be permitted without a seal. Each building department sets its own submittal thresholds.

Engineers who seal drawings in Colorado are licensed by the Colorado State Board of Licensure for Architects, Professional Engineers and Professional Land Surveyors (DORA). If your project needs sealed MEP drawings, we confirm during scoping whether a Colorado-licensed engineer can seal your discipline and scope, and we put that in writing in your quote. If we can't arrange the seal for your project, we tell you up front, so you can have your own engineer of record review and seal the set. You never pay for drawings you can't submit.

Home/Colorado/Process & Turnaround

How the Colorado permit drawing process works

Fixed price and delivery date, confirmed in writing before we start.

  1. Free consultation — tell us about the project, the address and the permit office.
  2. Send your plans — architectural floor plans in PDF or DWG (sketches work for small residential jobs).
  3. Code check & fixed quote — we confirm the code editions and submittal checklist your Colorado AHJ uses, then send a fixed price and timeline.
  4. Drafting & your review — residential sets usually take 5–7 business days, light commercial 7–14. You mark up, we revise.
  5. Submittal & plan-review comments — you get PDF and DWG files ready to upload; if the reviewer issues comments, we revise the drawings at no extra charge until approval.

Home/Colorado/FAQ

Colorado MEP permit drawing FAQ

Does Colorado have a statewide building code?
Not for most buildings. Building, mechanical and energy codes are adopted locally, while electrical and plumbing codes are set statewide. State law also sets minimum energy requirements for jurisdictions that update their codes.
Do Colorado MEP drawings need a PE stamp?
Most commercial projects need a Colorado-licensed seal. Many residential projects don't. We confirm your building department's requirement before quoting.
What are electric-ready and solar-ready requirements?
They require new buildings to include the panel capacity, circuits and conduit pathways for future heat pumps, EV chargers and solar PV. We show these on the electrical drawings.
Do you prepare drawings for Pikes Peak Regional Building Department?
Yes. We format Colorado Springs and El Paso County MEP sets to PPRBD's codes and submittal requirements.
How long does it take to get Colorado MEP permit drawings?
Usually 5–7 business days for residential and 7–14 for light commercial after complete plans.
Do you account for altitude in HVAC design?
Yes. We apply altitude derating for gas appliances and size equipment for Colorado's heating-dominated climate.
