Home/Virginia/Codes in Force

Which codes apply to MEP drawings in Virginia?

Virginia enforces one statewide code, the Virginia Uniform Statewide Building Code (USBC).

The Virginia Department of Housing and Community Development (DHCD) adopts the USBC, based on the International Codes with Virginia amendments. The 2021 Virginia codes took effect on January 18, 2024. Local building departments enforce it but can't change its technical rules.

  • Virginia Construction Code — IBC and IRC with Virginia amendments
  • Mechanical & fuel gas — IMC and IFGC as referenced
  • Plumbing — IPC as referenced
  • Electrical — NEC as referenced
  • Energy — IECC with Virginia amendments
  • Virginia Existing Building Code — for renovations, additions and changes of use

What Virginia plan reviewers look for

What Virginia plan reviewers commonly ask for.

  • Virginia amendments — sets drawn to the Virginia editions, not the model codes.
  • Existing-building work — renovations follow the Virginia Existing Building Code.
  • Energy compliance — envelope, HVAC and lighting documentation.
  • Northern Virginia commercial work — Fairfax and Arlington tenant fit-outs need fully coordinated MEP sets.
  • Heat pumps — sizing and electrical loads for Virginia's common heat-pump systems.

Home/Virginia/PE Stamping

Do Virginia MEP drawings need a PE stamp?

It depends on your project and your AHJ — we check before you pay.

Virginia requires sealed drawings from a Virginia-licensed professional for many commercial projects, based on occupancy and size. Most single-family homes can be permitted without a seal.

Engineers who seal drawings in Virginia are licensed by the Virginia Board for Architects, Professional Engineers, Land Surveyors, Certified Interior Designers and Landscape Architects (DPOR). If your project needs sealed MEP drawings, we confirm during scoping whether a Virginia-licensed engineer can seal your discipline and scope, and we put that in writing in your quote. If we can't arrange the seal for your project, we tell you up front, so you can have your own engineer of record review and seal the set. You never pay for drawings you can't submit.
