Home/New Jersey/Codes in Force

Which codes apply to MEP drawings in New Jersey?

New Jersey enforces one statewide code, the Uniform Construction Code (UCC), through local construction officials.

The New Jersey Department of Community Affairs adopts the Uniform Construction Code and its subcodes statewide, with New Jersey amendments, and updates the referenced model-code editions periodically. Every municipality has a construction official and subcode officials (building, electrical, plumbing and fire) who review permit drawings to the same statewide rules.

  • Building subcode — International Building Code, New Jersey edition
  • One- and two-family dwelling subcode — International Residential Code with New Jersey amendments
  • Electrical subcode — National Electrical Code
  • Plumbing subcode — National Standard Plumbing Code (NSPC), not the IPC or UPC
  • Mechanical & fuel gas — International Mechanical Code and International Fuel Gas Code
  • Energy subcode — IECC with New Jersey amendments

New Jersey is one of very few states that uses the National Standard Plumbing Code, so plumbing drawings must follow NSPC sizing and venting, not IPC tables. We confirm the edition in force on your permit date.

New Jersey cities and counties we prepare drawings for

Every New Jersey town has its own construction office, all reviewing to the same UCC.

  • Newark — Department of Engineering, Division of Buildings
  • Jersey City — Division of Construction Code Official
  • Paterson — Division of Construction
  • Elizabeth & Edison — each municipality's construction office
  • Trenton — Division of Inspections
  • Hoboken, Toms River, Cherry Hill & Princeton — plus every other New Jersey municipality

Electrical, plumbing and fire drawings are reviewed by separate subcode officials in New Jersey, so we set up each discipline's sheets so each reviewer finds what they need.

  • Separate subcode sheets — clear electrical, plumbing, fire and mechanical sheets for each subcode reviewer.
  • Energy compliance — envelope, HVAC and lighting documentation under the New Jersey energy subcode.
  • Gas piping — sizing and isometrics for gas appliances, common on New Jersey renovations.
  • Heat pumps and service upgrades — electrical load calculations for electrification projects.

Home/New Jersey/PE Stamping

Do New Jersey MEP drawings need a PE stamp?

It depends on your project and your AHJ — we check before you pay.

New Jersey requires construction documents to be prepared by a New Jersey-licensed architect or engineer for most work, with a homeowner exception for some single-family work on the owner's own home. Most commercial MEP sets need a New Jersey seal.

Engineers who seal drawings in New Jersey are licensed by the New Jersey State Board of Professional Engineers and Land Surveyors. If your project needs sealed MEP drawings, we confirm during scoping whether a New Jersey-licensed engineer can seal your discipline and scope, and we put that in writing in your quote. If we can't arrange the seal for your project, we tell you up front, so you can have your own engineer of record review and seal the set. You never pay for drawings you can't submit.
